Maintenance Supervisor – FM Service Provider – London Waterloo – High profile mixed-use development - Up to £55,000 per annum

CBW is currently recruiting for an excellent opportunity with a leading Facilities Management (FM) service provider based in London Waterloo. This role involves overseeing the delivery of high-quality building services within a busy, occupied commercial, residential, retail and leisure environment, ensuring both planned and reactive work is completed efficiently and to the highest standards. The successful candidate will manage a small team of engineers, focusing on supervision, compliance, and contract support to ensure smooth day-to-day operations. This position is ideally suited to someone ambitious and career-driven, with a clear pathway to progress into a Contract Manager role.

Hours of Work

Monday to Friday 08:00am – 17:00pm


Key Duties & Responsibilities

  • Supervise and coordinate building maintenance engineers and specialist subcontractors
  • Ensure all planned preventative maintenance (PPM) and reactive works are delivered to required standards
  • Review, approve, and manage RAMS (Risk Assessments & Method Statements)
  • Issue and control Permits to Work in line with site safety procedures
  • Monitor and update CAFM systems, ensuring accurate maintenance records
  • Ensure full compliance with Health & Safety legislation and company policies
  • Produce reports, track KPIs/SLAs, and support contract performance reviews
  • Liaise with clients, tenants, and internal teams to maintain high service levels
  • Identify plant or system defects and coordinate remedial works
  • Assist with quotations, scopes of work, and technical recommendations
  • Support the Contract Manager with day-to-day contract delivery and continuous improvement

Requirements


  • Electrically or Mechanically qualified (City & Guilds Level 2/3 or equivalent)
  • Previous supervisory or lead experience within FM/building services
  • Strong understanding of RAMS, permits to work, and compliance processes
  • Good knowledge of commercial building services (HVAC, electrical, etc.)
  • Commercial and or Residential experience 
  • Excellent customer service skills
  • Happy to work 70% on the tools
  • Participate in the 1-in-4 call-out rota
