Exciting opportunity to join an established, privately owned FM service provider based at a commercial office building in Hammersmith, West London. With over 20 years of experience delivering hard FM services across London and the Home Counties, the company specialises in mechanical, electrical, air conditioning, and refrigeration services.
CBW Staffing Solutions is currently recruiting for a Mechanical Maintenance Engineer to work on a static site, delivering both planned preventative and reactive maintenance across all mechanical plant and building services. The successful candidate will be mechanically qualified with a strong background in commercial building maintenance and a proactive, team-oriented approach.

Hours of Work:
- Monday to Friday (40-hour week)
- 07:00 am – 16:00 pm / 08:00 am – 17:00 pm
Key Duties & Responsibilities:
- Carry out planned preventative maintenance (PPM) and reactive maintenance across all plant equipment
- Maintain and service pumps (heating, chilled water, booster sets)
- Service and maintain AHUs, ventilation systems, and FCUs
- Maintain heating systems and associated pipework
- Work on pressurisation units and expansion vessels
- Maintain valves, motors, bearings, belts, and seals
- Diagnose and fault-find mechanical issues efficiently to minimise downtime
- Ensure all work is completed in line with site schedules, SLAs, and statutory compliance
- Support electrical engineers and collaborate with the wider maintenance team
- Assist other trades and attend call-outs when required
- Ensure compliance with all health & safety and company procedures
Package:
- Salary: Up to £45,000 per annum

Requirements:
- Mechanical/Plumbing qualification – Level 2/3 City & Guilds / NVQ (Essential)
- 3–5 years’ experience in FM/building services (Essential)
- Experience with reporting, logbooks, and compliance documentation
- Strong client-facing and communication skills
- Reliable, professional, and team-oriented approach
