A brilliant opportunity has arisen to work for an established building services company. My client is looking for a Hands-on Supervisor to be based in a commercial office building situated a short walk from Bank Station.

The successful candidate will ideally be multi-skilled with a proven track record in commercial building maintenance and hold previous supervisory experience. In return the company are offering a competitive salary, overtime and the chance to work at this very modern site.
 
Working with the client on site, the successful candidate will be required to carry out the following supervisory and hands on tasks.
 
Key Duties & Responsibilities
 
  • Report directly into the Account Manager

  • Manage agreed KPI and SLA's alongside the Account Manager

  • Air Conditioning - Air Handling Units / Fan Coil Unit (Filter changes, cleaning)
  • Water Treatment (Temperature checks / Not dosing)
  • BMS System - Monitor (i.e. Hot & Colds)

The Ideal candidate will be electrically biased (C&G, 18th Edition) with a proven track record in commercial building maintenance, ideally within a critical site (i.e. Bank, Data centre, Blue chip office etc). A current HV Qualification and experience within a Data Centre environment is highly desirable for this position. Working with the maintenance team on site, the successful candidate will be required to carry out maintenance duties to the following.

Key Duties & Responsibilities

  • Ensure that routine PPM is carried out on all M&E plant in accordance with Site task schedules and asset lists.
  • Ensure that reactive tasks throughout the building are completed and be proactive in highlighting areas where improvements can be made.
  • These reactive calls also include concessionary stores and fabric related items.
  • Ensure that sub-contractors perform to meet the requirement of the contract.
  • Administer sub-contractor work approvals and safe operation while repair or service is carried out on site.
  • To operate a Permit to Work System in accordance with Quality, Health & Safety procedures and client requirements.
  • Ensure that plant faults and defects are swiftly remedied to maintain plant in serviceable order at all times.
  • Ensure that suitable spares are available to carry out both maintenance and reactive works.
  • To provide parts lists and estimated timescales to carry out remedial works.
  • Ensure that all relevant paperwork is completed regarding reactive and breakdown works and that it is passed without delay to the contract administrator or update CAFM system.
  • Ensure that Method Statements and Risk Assessments are prepared, reviewed and used for all tasks undertaken to ensure safe working practices at all times.
  • To develop a good working relationship with all members of staff, subcontractors and the client representatives.
  • Ensure the provision of a Safe and Healthy working environment.
  • Supervising and monitoring of sub-contractors works whilst they are on site undertaking maintenance.
  • Ensure assigned tasks are actioned and completed as appropriate.
  • To ensure tasks as directed are completed with the appropriate H&S awareness/implementation.
  • Ensure an awareness and compliance to the contractual KPI’s/SLA’s.
  • Ensure Computer Based Maintenance systems, e.g. Maximo, is kept up to date and that PPM and reactive tickets are closed out with accurate data captured.
  • Ensure the engineering team on site produces required near miss reports, dynamic risk assessments and detailed records of site activities, and ensuring any non-compliance is challenged and escalated where necessary.
  • Overview the building's environmental conditions using the BMS System and utilise same to maintain acceptable internal conditions.
  • Ensure Shift Reports are completed to the correct standard.
  • Knowledge -Electrical - Lighting (Small installation, Fault-finding, Lamping, Changing ballast, Control panel, Power distribution), Generators, Pumps, Motors, Seals, Bearings, Emergency lighting, Air Conditioning - Air Handling Units / Fan Coil Unit (Filter changes, cleaning), Chillers - Re-set, BMS System - Monitor (i.e. Hot & Colds) UPS Systems - Monitor / Take readings, HV experience (Shutdowns/Switching)

Duties:
 
  • Project Planning

  • Develop a relationship with the client stakeholders, team members, or contract personnel to ensure the defined solution, established project time lines and budgets, are all as expected.

  • Forward plan to recognize potential programme implications.
  • Project accounting and finance
  • Understand profit & loss and cost-to-completion projections; and communicate issues to the Project Manager/Head of Projects so that actions can be agreed accordingly.
  • Understand pricing model and billing procedures.
  • Work closely with the Project Manager/Head of Projects to accurately forecast revenue, profitability, margins and billing.
  • Track and report team hours and expenses on a weekly basis.

  • Ensure Shift Reports are completed to the correct standard.

Requirements

  • Proven, loyal and continuous work history from Heating and Mech Engineer to supervisory/management role

  • A proven track as a combustion/Gas/Mechanical engineer (commercial)

The successful candidate will ideally be multi-skilled with a proven track record in commercial building maintenance and hold previous supervisory experience. In return the company are offering a competitive salary, overtime and the chance to work at this modern site.

Working with the client on site, the successful candidate will be required to carry out the following supervisory and hands on tasks.

Key Duties & Responsibilities
  • Report directly into the Account Manager
  • Assist the Account Manager in with the "day to day" running of the contract
  • Assist in the management of all maintenance staff on the contracts
  • Manage agreed KPI and SLA's alongside the Account Manager
  • Arrange specialist sub-contractors
  • Management of all reports/site log books (Working with the Account Manager)
  • Ensure all paperwork is up to date on each contract and ready for audits
  • Attend client meetings if required
  • Carry out hands on M&E / Fabric maintenance (Hands on / Supervisory)
  • Lighting (Small installation, Fault-finding, Lamping, etc)
  • Emergency lighting & Fire alarm tests
  • Air Conditioning - Air Handling Units / Fan Coil Unit (Filter changes, cleaning)
  • Water Treatment (Temperature checks / Not dosing)
  • Plumbing - Unblocking toilets
  • BMS System - Monitor (i.e. Hot & Colds)

Key duties & Responsibilities

  • Responsible for the H&S of the sites and engineers.
  • To proactively check the operation of the Permit to Work system in accordance with Quality, Health & Safety procedures and client requirements. Especially with regards to sub-contractor’s adherence to RAMS.
  • To proactively check the operation of the LOTO system in accordance with Quality, Health & Safety procedures and client requirements.
  • Be first escalation line to provide 24/7 technical support to DCS engineers, helpdesk and clients.
  • Co-ordinate the DCS engineers shift rota to ensure 100% availability of engineers across all sites providing cover for planned holiday, training and sickness.
  • Be able to relocate to other site if circumstances dictate.
  • Ensure that sub-contractors perform to meet the requirement of the contract.
  • Administer subcontractor work approvals and safe operation while repair or service is carried out on site.
  • Undertake other tasks as defined and requested by site management.

To help cover and assist the contract manager when necessary. To carry out on a rota basic out of hours emergency call outs.

Key duties & Responsibilities

  • Supervision of direct and self-employed Operatives, plant and equipment, to ensure that they carry out duties required and work efficiently and effectively within the requirements of the Company.
  • To ensure that works are completed to the required Company standard and within projected time-scale, costs and technical requirements.
  • Determine and monitor standards of performance throughout the range of the department’s operations. Contributing to the development of an affective service, responsive to changing circumstances and demands.
  • Carry out inspections of works in progress and completed works, schedule additional works and monitor progress.
  • Monitor performance of Operatives within specific contracts, undertake surveys and prepare reports.
  • Monitor operatives to ensure compliance with quality and performance targets.

  • To act as a liaison between Operatives in the field and all other Departments within the Company, so that problems and issues can be dealt with effectively and efficiently.

  • To ensure that all procedures and departmental instructions that relate to the Service Delivery process are maintained with particular regard to Quality Assurance procedures.

Key duties & responsibilities

  • Ensure that Planned Preventative Maintenance & Reactive maintenance is carried out to all client assets through operation of Planned Preventative Maintenance System.
  • Ensure that accurate and comprehensive records are kept pertaining to Health & Safety, Building Compliance and Quality Assurance.
  • Ensure that sub-contractors perform to meet the requirement of the contract. Administer sub contractor work approvals and safe operation while repair or service is carried out on site.
  • Ensure that plant faults and defects are swiftly remedied to maintain plant in serviceable order at all times.
  • Ensure that suitable spares are available to carry out maintenance of the above plant.
  • Ensure that comprehensive maintenance records are completed in the form of job sheets.

  • Salary is dependent on the candidate and their experience, paying £34k upwards plus overtime.
  • 20 days holiday, plus statutory 8 Bank Holidays
  • Working hours are door to door minus 1.5 hours. (half an hour unpaid each way travel, and half an hour unpaid lunch) minimum day door to door is 9.5 hours.
  • Overtime is paid at time and a half, or double time for nights/bank holidays. Overtime is typically worked by all engineers but our fatigue management policies do not allow us to exceed 12 hour shifts except for emergencies.
  • On call rota is 1 week every 10 weeks approx. This is paid at £125 for the week regardless of any call outs. Minimum call out is x4 hours.
  • All specialist refrigeration tools are supplied, but hand tools are the responsibility of the candidate. Hand tools include thermometer and multimeter with amp clamp.
  • Drugs and alcohol testing plus railway medical would be required before any official job offer given.

● City and guilds NVQ level 2/part 2 in commercial air conditioning & refrigeration
● F-GAS.
● Other competencies like SMSTS, SSSTS, PASMA & IPAF are an advantage

Key duties & responsibilities

Requirements

The successful candidate will be Mechanical/HVAC qualified and have an all round understanding of most trades, as well as having a proven track record in property / commercial building maintenance. Working alongside the Facilities Manager on site, you will be required to oversee the day to day PPM & reactive maintenance on site. Key duties & Responsibilities


  • Supervise and allocate work to in house maintenance team and check work is completed to a satisfactory standard and in a timely manner.
  • Work closely with subcontracted maintenance teams on schedule of maintenance work throughout all properties and plan to a yearly schedule.
  • Liaise with departments to arrange for maintenance to be carried out in properties.
  • Liaise regularly with Property Facilities Manager ensuring that they are aware of all work being carried out.
  • Provide a point of contact service for day-to-day questions and problems regarding equipment, materials, methods, and procedures.
  • Seek approval and place orders for parts, equipment and contractor assigned work.
  • Maintain an adequate inventory of back up equipment and replacement parts.
  • In the event of any emergency or in case of unusual circumstances, respond to the situation to the best of ability even though the situation normally requires a person of a different trade.
  • To adhere to all of the Company’s policies and procedures.
Hours of work


  • Monday to Friday - 08:00am to 16:00pm
  • Overtime paid at 1.5 after 40 hours work has been completed
  • During busy periods, you may be asked to be flexible with working hours (Inclusive of possible weekend work)

Requirements (Essential)

  • City & Guilds / NVQ - Plumbing, Mechanical or Ventilation
  • Knowledge of building codes, rules and regulations
  • Knowledge of using a property maintenance system

Fantastic opportunity to work for a leading FM service provider situated across a large estate in Crawley. The successful candidate will be M&E qualified with a proven track record as a Maintenance Supervisor within commercial building maintenance. He or she will report directly into an account manager but also be responsible for looking after the existing engineering team across the estate, as well as carrying out hands on maintenance duties themselves. The estate consists of four large mixed-use buildings and is located close to Crawley Train Station. In return the company are offering a competitive package paying up to £40,000, further training and career progression.

Hours of Work & Package details


Monday to Friday – 8:00am – 17:00pm
Call Out Rota: 1 in 4 - £150 per week standby fee,
22 Days Holiday

Key duties & responsibilities

  • Report directly into the Account Manager
  • Assist the Account in with the "day to day" running of the contract
  • Assist in the management of all maintenance staff on the contracts
  • Manage agreed KPI and SLA's alongside the Contract Manager
  • Arrange specialist sub-contractors
  • Management of all reports/site log books (Working with the Contract Manager)
  • Ensure all paperwork is up to date on each contract and ready for audits
  • Attend client meetings if required
  • Carry out hands on M&E / Fabric maintenance (Hands on / Supervisory)
  • Manage agreed KPI and SLA's.
  • Responsible for managing the company's quality procedures on site
  • Responsible for the development of all staff, which will include annual appraisals.
  • Manage staff absenteeism and be responsible for disciplinary issues  
  • Management of client relationships on a daily basis.
  • Management of all reports.
  • Manage any additional business opportunities that will deliver client satisfaction and increase contract sales revenue
  • Offer technical support to both the client and the engineering team
  • Attend client meetings 
  • Carry out hands on M&E / Fabric maintenance (Hands on / Supervisory)
  • Lighting (Small installation, Fault-finding, Lamping, etc)
  • Emergency lighting & Fire alarm tests
  • Air Conditioning - Air Handling Units / Fan Coil Unit (Filter changes, cleaning)
  • Water Treatment (Temperature checks / Not dosing)
  • Plumbing - Unblocking toilets
  • BMS System - Monitor (i.e. Hot & Colds)
Requirements
  • Electrically / Mechanically qualified - C&G/NVQ or HNC/ONC 
  • Ability to communicate both verbally and in writing with all levels of staff and clients.
  • Ability to manage and prioritise a demanding and varying workload.
  • Ability to deliver projects on time and on budget
  • Excellent communication and customer service skills
